What kind of land does BWS buy?

BWS acquires residential-zoned or entitlable land across the Southeast — from small infill parcels of a few acres to large tracts suitable for master-planned communities of several thousand homesites. We consider raw, partially entitled and fully entitled land, as well as finished-lot positions.

Where does BWS buy land?

We are concentrated in the fastest-growing metros of North Carolina, South Carolina and Georgia, including Raleigh, Charlotte, Wilmington, Myrtle Beach, Charleston, Savannah and Atlanta. We regularly review opportunities in adjacent submarkets throughout the region.

How quickly can BWS close on a land purchase?

As a principal buyer deploying our own and our partners' capital, we control our timeline. When entitlement or diligence work is required, we structure the timeline around government approval and the seller's objectives.

Do I need to have zoning or entitlements in place before selling?

No. We regularly acquire land that is not yet zoned or entitled for residential use, and we factor the entitlement path into how we underwrite and price the opportunity. You do not need approvals in place to sell to us.

How does BWS determine what my land is worth?

We underwrite each parcel based on its highest and best residential use — factoring in market demand, homesite yield, development cost, entitlement risk and builder appetite. Because of our relationships with the national homebuilders and developers active in these markets, we can often support values that retail buyers cannot.

What makes selling to BWS different from listing with a broker?

We are the buyer, not a broker. There is no listing period, no commission taken from your proceeds, and no uncertainty about whether a buyer will materialize. You deal directly with the principals who make the decisions, structure the deal and close it.

Is BWS a broker or a principal?

BWS is a principal real estate investment firm. We acquire land with our own and our partners' capital, and we are not a brokerage.

What is my land worth per acre?

Per-acre values vary enormously with location, zoning, homesite yield and development cost — two adjacent parcels can be worth very different amounts. BWS underwrites each property to its highest and best residential use rather than applying a blanket per-acre figure, which often supports values retail buyers cannot. An evaluation is free and carries no obligation.

How long does it take to sell land to a developer?

With BWS, an initial offer typically comes within days of reviewing your property. From contract to close depends on diligence and any entitlement planning required — we build the timeline around government approval and your objectives.

Do I pay any fees or commissions when selling to BWS?

No. BWS is the buyer, not a broker, so there is no commission taken from your proceeds and no fee for an evaluation or offer. Customary closing costs are addressed in the purchase contract, which your attorney reviews.
